For HOA boards & property managers

Grounds care your residents don’t hear.

All-electric mowing and maintenance for common areas and campuses across Hershey, Hummelstown, Derry Township and Palmyra. No gas noise at 7am, no fumes by the windows, no complaints in your inbox.

Commercial work is quoted per property — not booked by the visit.

What we maintain

Common-area mowing

String trimming & edging

Bed weed control

Hand-weeding today. Spray treatments once I’m PA-certified (Category 07) — I won’t quote what I can’t legally apply.

Mulch

Fall cleanup

Snow clearing

Driveways and walkways only — cleared with a push or riding snow blower. I do not plow common roads, through-streets or large lots, and I do not salt or de-ice. If your contract needs roadway plowing, keep your plow vendor for that and I will handle the walks and drives.

The quiet campus

Electric equipment isn’t a talking point on these properties — it’s the reason we get the contract. Noise is the complaint your residents actually make.

Healthcare campuses

Patients resting, windows open, shift workers sleeping days.

Senior living

Quiet hours around meals and activities matter more than speed.

Private schools

Grounds get maintained while class is in session, not after hours.

Cemeteries

Services happen on your schedule; equipment noise does not carry.

Churches with weekday preschools

Naptime and gas mowers do not mix.

Corporate offices

Work-from-home neighbors and video calls next to the property line.

How loud, roughly

Battery-electric stand-on (what I run)75–85 dB
Typical gas zero-turn90–100 dB

That 10–20 dB gap is bigger than it looks: the decibel scale is logarithmic, so about 10 dB lower reads as roughly half as loud to the person standing there.

Published typical ranges for commercial battery-electric vs gas zero-turn mowers - industry figures, not readings taken on your property. Happy to measure on site.

How a contract is priced

Every property is walked and measured before a number is given. Pricing is built two ways so boards can compare against what they have now.

Per maintained acre

For open common areas and campus turf. Measured acreage, a set visit frequency, and one rate per visit — easy to compare line-for-line with your current vendor.

Flat monthly

The same season’s work divided into equal monthly invoices, so the budget line doesn’t swing with growth rate or weather.

Insurance

General liability carried with Acuity, A Mutual Insurance Company: $1,000,000 per occurrence / $2,000,000 general aggregate. Certificates naming your association or management company as additional insured are available on request.

  • Owner-operated — the person quoting is the person mowing
  • All-electric fleet, no fuel storage or spills on your property
  • Service day is committed; no arrival-time promises we can’t keep
  • Flat pricing confirmed before any change to scope

Request a property quote

This comes straight to me — not into an automated booking queue. I’ll walk the property before quoting.
